Levitt & Sons Capes,
Built 1947–1951
Almost every street in Levittown started the same way. Between 1947 and 1951, Levitt & Sons raised more than 17,000 homes on the old Island Trees potato fields — up to 30 houses a day at the peak.
The original models were the 750-square-foot Cape Cod with an unfinished attic and the later slab-on-grade ranch. Block after block looked nearly identical, which means most of these roofs share the same age and the same design.
Dormers, Additions
& a Shared Roof Age
Levitt designed the Cape to grow, and families took him up on it — jacking up roofs for rear dormers, finishing attics into second stories, and pushing out the backs of the houses. Almost every home now has a modified roofline with added valleys and flashing.
Because the town was built in one push, age works on a shared clock: when neighbors near Gardiners Avenue or Abbey Lane School start replacing roofs, yours is probably close behind. Inland in the Town of Hempstead — with Hempstead Turnpike cutting across town — these roofs still take real weather.
- Dormer & addition leaks — valleys, sidewalls, and step flashing added long after the original build
- Worn three-tab shingles — lifted along wind-exposed edges on compact, low-slope roofs
- Ice dams — freeze-thaw backing water up under low eaves and dormer bases each winter
- Failed flashing & boots — cracked pipe boots and rusted valley metal on aging Capes
- Sun-baked granules — decades of Long Island sun wearing out south-facing planes
- Shared replacement clock — whole blocks reaching the end of their roof life together

Levittown Roofing FAQs
Straight answers to what Levittown homeowners ask us most.
Levittown was built almost all at once between 1947 and 1951, so the original Capes and ranches share the same age and design. Roofs installed or reroofed in similar eras tend to wear out together, which is why one block after another reaches replacement age within a few years of each other.
It adds detail work but it is very familiar to us. When the original attic was dormered or a rear extension was added, the new roof plane meets the old one and creates extra valleys, sidewall flashing, and step-flashing points. Those transitions are exactly where leaks start, so we rebuild the flashing and valleys properly rather than shingling over them.
Most original-footprint Capes and ranches are done in a single day with a full tear-off and GAF installation. Homes with multiple dormers, a second story, or complex additions can run into a second day, and we tell you which category yours falls into before we start.
Yes. Levittown sits inland in Nassau County, so winter freeze-thaw cycles form ice dams along low-slope eaves and dormer bases, and nor'easter and thunderstorm gusts lift aging three-tab shingles. We install ice-and-water shield at the eaves and valleys and use wind-rated GAF architectural shingles to handle both.
We serve all of Levittown (ZIP 11756) plus the surrounding Levitt-built and neighboring communities, including Hicksville, Wantagh, Bethpage, Seaford, East Meadow, and Island Trees. Call (631) 669-6269 for a free local estimate.
As a GAF Master Elite contractor, which is a distinction held by only the top 3% of roofers nationwide, we can register your roof for the GAF Golden Pledge Lifetime Warranty covering both materials and our workmanship. That labor coverage matters most on additions and dormers where flashing details decide whether a roof stays dry.
